A HELOC may let an eligible homeowner borrow against available home equity during a defined draw period. It is secured debt: missed payments may put your home at risk.

Start with an approximate property value and current mortgage balance. A lender will determine its own value and lending limit.

Review the full offer

Look at the APR, index, margin, rate caps, minimum draws, fees and repayment structure—not only the introductory rate.

Understand the transition

Payments may rise when the draw period ends or when a variable rate changes. Ask for examples under different rate scenarios.

A little preparation makes it easier to compare disclosures and avoid surprises.

What will the funds be used for?

Match the financing structure to the timing and durability of the expense. Using home-secured debt for short-lived purchases can add risk.

Can the budget handle a higher payment?

Variable rates can rise. Review the maximum rate and ask how payments would change under multiple scenarios.

Which fees apply and when?

Ask about appraisal, origination, annual, inactivity, transaction and early-closure fees. Promotional terms may expire.

How long are the draw and repayment periods?

Understand when borrowing ends, when principal repayment begins, and whether any balloon payment could apply.

What happens if home value or income falls?

A provider may freeze or reduce a credit line in some circumstances. Your home secures the obligation.
